PROJECT MANAGER

SUMMARY

The Project Manager (PM) is responsible for the complete execution of the entire construction project. The PM will report directly to the Project Executive. The PM will follow the project from the business development effort through the close-out and warranty period with a focus on delivering excellent project management services and maintaining the best possible client and subcontractor relationships.  

RESPONSIBILITIES

  • Adhere to CSI’s #1 company value of ‘Safety First’ on all job sites.

  • Act as main point of contact between the owner, architect, engineers, subcontractors and CSI project team.

  • Responsible for all facets of the construction project. Organize and manage the estimating, purchasing, engineering, accounting, construction and quality assurance aspects of the project.

  • Assist in the procurement of subcontractors and suppliers.

  • Review and approve bids and budgets while holding a complete understanding of the project estimate. 

  • Have total understanding of the contract, general conditions, and subcontract documents.

  • Unify and train the field and office teams to accurately perform their responsibilities.

  • Develop, monitor, update, and communicate the critical path schedule and its periodic revisions.

  • Confirm that the owner/architect/contractor meeting minutes are recorded and distributed.

  • Manage project budgets, change orders, and job costs.

  • Manage subcontractor schedules, quality of work, coordination with other trades, and payments.

  • Keep the Project Executive informed on all significant developments of the project.

  • Coordinate all punch list items, warranty calls, and other service requests from the client after completion of project.

  • Build and maintain relationships with clients, architects, engineers, and subcontractors.

QUALIFICATIONS

  • 3+ years of project management experience in the construction industry.

  • Bachelor’s degree in Construction Management, Engineering, or a related field.

  • Proficient in Microsoft Excel, Microsoft Project, and Adobe Reader.

  • Proven history of managing budgets.

  • Proven ability to consistently meet deadlines. 

  • Excellent communication skills.

SUPERINTENDENT

SUMMARY

The Superintendent is responsible for the supervision of all field activities related to the physical construction including safety, work procedures, productivity, quality, and subcontractor staffing requirements. The Superintendent will work with and carry out the direction of the Project Manager with respect to field operations and direct the daily progress of work. The Superintendent must ensure the combination of the field team efforts results in a cohesive product that achieves the required quality and is completed in the shortest possible time.  

RESPONSIBILITIES

  • Adhere to CSI’s #1 company value of ‘Safety First’ on all job sites.

  • Direct all field staff to guarantee projects are completed safely, on-time, within budget, and with high quality results.

  • Generate, secure, and confirm all information needed to create, monitor, and modify the progress schedule on a continuing basis with the Project Manager.

  • Provide constructability reviews and site logistics development.

  • Perform safety and quality control reviews and address safety concerns as they arise.

  • Determine whether subcontractors are providing sufficient workforce and hours of work to achieve performance commitments.

  • Utilize 3-week look ahead schedules to ensure on-time completion of project. 

  • Prepare daily reports, job diaries, narratives, and all other regular and special documentation as determined by the company and by the project needs.

  • Monitor the performance of the company's purchasing and project engineering functions to ensure that all subcontracts, material purchases, submittals, deliveries, clarifications, and changes are processed in time to guarantee job site arrival by, or before, the times needed.

  • Be thoroughly familiar with the requirements of the general contract, thereby identifying changes, conflicts, etc., that are beyond the scope of responsibility.

  • Clear communication for on-site coordination of all teams and trades.

  • Maintain the highest-quality client and subcontractor relationships. 

  • Submit as-built drawings upon completion of project. 

  • Travel may be required

QUALIFICATIONS

  • 5+ years of relevant general contracting experience leading projects.

  • Ability to organize required resources to meet deadlines and achieve high-quality results.

  • Strong technical capabilities and experience using software systems including Microsoft Office.

  • Excellent communication skills.

  • Strong leadership and management qualities. 

  • Strong problem-solving skills and proven ability to consistently meet deadlines.

PROJECT ENGINEER

SUMMARY

The Project Engineer supports the Project Manager and Superintendent with the day-to-day coordination and execution of the construction project. The Project Engineer works closely with the field staff and subcontractors with responsibilities that include maintaining schedules, submittal approvals, cost management, quality control, strict attention to detail, proper documentation, and a profound appreciation for time constraints.

RESPONSIBILITIES

  • Adhere to CSI’s #1 company value of ‘Safety First’ on all job sites.

  • Work with the Project Manager, Superintendent, and the estimating/purchasing effort in the final development of the various bid packages and the baseline construction schedule.

  • Establish, maintain, conduct, and police detailed procedures for the submittal, review, coordination, approval, and distribution of shop drawings, samples, etc.

  • Take ownership of field RFI’s and distribute accordingly. 

  • Establish and maintain all files relating to sub­contract records, plans, specifications, changes, clarifications, and as-built documents.

  • Expedite vendor estimates and proposals and prepare appropriate company estimates and proposals for changes to be submitted to the owner.

  • Maintain quality control in every area (budget, scheduling, planning, personnel performance, team dynamics).

  • Determine appropriateness and prepare subcontractor change orders to be processed through the Project Manager.

  • Evaluate subcontractor payment requests relative to actual work performed.

  • Maintain project schedule by monitoring project progress, coordinating activities, and resolving problems.

  • Record owner/architect/contractor meeting minutes and deliver to Project Team.

  • Procure materials and equipment as instructed by the Project Manager and Superintendent.

  • Review contract documents including drawings and specifications for inaccuracies and potential issues.

  • Know and understand the subcontract documents.

  • Monitor compliance in all areas.

  • Build and maintain relationships with clients, subcontractors, suppliers, and architects 

  • Clear communication for on-site coordination of all teams and trades.

  • Maintain all documents and files for close-out at project completion.

QUALIFICATIONS

  • Bachelor’s Degree in Construction Management, Engineering or a related field and/or equivalent years of experience.

  • Proficient in MS Excel, MS Project, and Adobe Reader.

  • Excellent communication skills.

  • Team player with strong problem-solving skills.

INTERN

SUMMARY

CSI Construction is looking to hire several interns for Summer 2019 in each of our offices. Our Internship Program offers a hands-on role that integrates your classroom experience with on the job training and guidance. Our interns come out of this program with a clearer idea of their career path through a real-world experience. You will have the chance to work in the field with our superintendents as they interact with sub-contractors, owners and architects. The office experience has you working with Project Managers and provides an understanding of an entire project from the business development effort through the close-out and warranty period.

QUALIFICATIONS

  • Pursuing a Bachelor's degree in construction management, engineering or other related field from accredited program.

  • A desire to apply your classroom experience in a construction setting.

  • Minimum of a 3.0 GPA strongly preferred. 

  • Prior internship and/or related experience preferred. 

  • Involvement on campus or in the community.
