Asteria Flats
Asteria Flats is a thoughtfully designed, 236-unit affordable apartment community, offering residents access to a broad range of indoor and outdoor amenities. The mix of one, two, and three-bedroom floor plans is distributed across ten three-story residential buildings arranged cohesively throughout the site. Unit sizes range from 814 to 1,280 square feet and feature full kitchens, generous living areas, private bedrooms and bathrooms, indoor storage, and in-unit laundry closets. The community is further supported by a dedicated clubhouse/amenity building, carports, and an additional pool support structure.
At the heart of the community is a 6,165-square-foot, one-story clubhouse and amenity building that includes resident lounge areas with large-screen television, fitness room, restrooms, and a leasing office. Outdoor amenities include a swimming pool, BBQ areas, and shaded lounge spaces. A separate supportive pool building provides long-term indoor bicycle storage, outdoor restrooms and showers for pool users, and a tot lot.
CSI served as the design-build partner for the project, delivering in-house expertise in solar and fire alarm systems, along with coordinated services from subcontracting partners specializing in fire suppression, electrical, HVAC, and plumbing. Through effective permit expediting and seamless coordination of design efforts, CSI secured full permit approval within the 180-day timeline required to qualify for low-income housing tax credits. The solar system was strategically designed to not only meet code requirements but also maximize return on investment through the CUAC program, generating additional client revenue via increased tenant electricity offsets.
