The Tolman is a 240-unit apartment community located in the heart of Downtown Fremont, CA, contributing significantly to the transformation and revitalization of the Fremont Blvd. thoroughfare.

The project is a zero‑lot‑line development featuring five stories of Type III apartment construction over a one‑story concrete podium with Type I construction below, wrapped around a 6-story parking garage. Amenity spaces include a lobby and leasing lounge, an aqua lounge adjacent to a central pool courtyard, and a rooftop amenity room and deck located on the 6th floor of the project’s large parking garage.

Retail spaces line Capital Avenue along the west side of the property, enhancing the street frontage and creating an inviting pedestrian experience. The project was  closely coordinated with the adjacent Bank of Fremont development,  requiring shared access, integrated jobsite logistics, and critical  sequencing to allow early turnover of portions of the parking  garage and site for the bank’s initial occupancy.
