Market Club at the Mill

Market Club at the Mill is the mixed-use repurpose of an historic industrial building to accommodate 9,000 SF of new commercial tenant space and 14,000 SF of residential apartments on a 1.16-acre lot. The project includes a total of 21 apartments, including open-loft studios in the existing 2-story brick structure and modern studio and 1-bedroom apartments in the new 3-story addition.

CSI performed a Design-Build on this project to maximize the character of the historic brick structure while maintaining a cost-effective approach, allowing the project budget to meet the required proforma.

CSI’s team worked through challenges related to bringing a 100-year-old building up to current code requirements. These challenges included addressing zero-lot-line restrictions, seismic upgrades throughout different sections of the building with varied structural compositions, and aligning those varied structures into a uniform mixed-use project.

Extensive focus was put into pairing repurposed original building materials on-site with contemporary elements to create a cohesive blend of historic and modern design aesthetic.
